This study analyzes factors reducing residential satisfaction in modular housing from a resident-centered perspective. Existing POE research has been limited to single-project analyses, making it difficult to distinguish project-specific variables from factors inherent to the modular construction method. To address this, a 'Integrated Comparative POE Analysis Framework' comprising 32 items across six categories was developed and validated through expert consultation, integrating POE data from five modular public-housing projects representing the developmental stages of the South Korea modular market. Project-specific items were excluded, retaining only indicators reflecting modular construction characteristics. Results show that external noise (2.90) and hallway noise (2.74) recorded the lowest satisfaction scores, attributed to acoustic limitations of modular drywall systems and sound-reverberating closed corridor layouts. Satisfaction with unit size and storage space was also low, though later projects showed improvement through built-in furniture adoption. This study provides foundational data for advancing modular technologies and establishing resident-centered design guidelines. |
