µµ½ÃÇü ÇÑ¿ÁÀÌ 1930³â´ëÀÇ ÁÖµÈ ½ÅÃàÁÖ°ÅÀÏ ¼ö ÀÖ¾ú´ø °æÁ¦Àû ¹è°æÀ¸·Î´Â »ý»êÀÇ Ãø¸é¿¡¼­ µµ½ÃÇü ÇÑ¿ÁÀÌ ´ç½Ã ´Ù¸¥ ±¸Á¶ÀÇ ÁÖ°Å¿ë °Ç¹°º¸´Ù °ÇÃàºñ°¡ ³·¾Ò´ø Á¡À» µé ¼ö ÀÖ´Ù. ¸ÕÀú ÊàÀÇ ¼ö¿Í Å©±â¸¦ Á¶ÀýÇÑ °ÍÀ» µé ¼ö ÀÖ´Ù. ÁÖÅð濵¾÷ÀÚµéÀº ´ç½Ã µµ½ÃÇü ÇÑ¿ÁÀÇ ØãØâÀÇ ´ÜÀ§°¡ ÊàÀ̾ú´Ù´Â Á¡¿¡¼­ ´ëÁö ³»¿¡¼­ °¡´ÉÇÑ ¸¹Àº °ÇÆò¿¡ °¡´ÉÇÑ ¸¹Àº ÊàÀ» ³Ö¾î ÁÖÅÃÀÇ °æÁ¦Àû °¡Ä¡¸¦ ³ôÀÌ·Á ÇÏ¿´´Ù. ¶Ç ±âÁ¸ÀÇ ¿¬±¸¿¡¼­ ¹àÇôÁø µüÁö¼Ò·Î, °ãó¸¶ µîÀÇ »ç¿ë°ú °°ÀÌ °úÀåµÈ Ç¥ÇöÀ» ÅëÇØ »óǰÀûÀÎ °¡Ä¡¸¦ ³ôÀ̰íÀÚÇÑ Àǵµ¿¡¼­ ´ëûÀ» µÎ ÊàÀ¸·Î ³ª´©´Â °æ¿ìµµ ¸¹¾Ò´Ù.
¶Ç ÁÖÅðø±Þ¾÷ÀÚµéÀº ±Ô°ÝÈ­µÈ ¸ñÀ縦 »ç¿ëÇÔÀ¸·Î¼­ µµ½ÃÇü ÇÑ¿ÁÀÇ °ÇÃàºñ¸¦ ³·Ãß¾î ¼öÀͼºÀ» ³ôÀÏ ¼ö ÀÖ¾ú´Ù. ºÐ¼®´ë»ó¿¡¼­ ±Ô°ÝÈ­µÈ ¸ñÀçÀÇ »ç¿ëµµ ¸¦ Á¶»çÇØº¸¸é ÀüüÀûÀ¸·Î 56%Á¤µµÀÌ°í ³ôÀº °ÍÀº ¸ñÀçÀÇ ±Ô°ÝÀÌ Æò¸éÀÇ ¸ðµâ·Î »ç¿ëµÇ°í ÀÖ´Ù. ¶Ç °¢ ´ÜÀ§°ø°£º°·Î´Â ºÎ¾ý, ´ëû, ¾È¹æÀÌ ³ô°í, ¹®°£Ã¤, ´ëû°Ç³Í¹æ, ºÎ¾ý°Ç³Í¹æÀÌ ³·Àºµ¥ ÀÌ´Â Á¼Àº ´ëÁö ³»¿¡¼­ ¾È¹æ°ú ´ëû, ºÎ¾ýÀÌ ±Ô°ÝÈ­µÈ ¸ñÀ縦 »ç¿ëÇÏ¿© ¸ÕÀú ½Ã°øÇϰí, ´ÙÀ½À¸·Î ³ª¸ÓÁö °ø°£ÀÌ ´ëÁöÀÇ Å©±â¿Í ´Ù¸¥ äµé°úÀÇ °ü°è¿¡ ¸ÂÃç ¸ñÀ縦 Àû´çÈ÷ °¡°øÀ» ÇÑ ÈÄ ½Ã°øÇÏ¿´±â ¶§¹®À¸·Î º¸ÀδÙ.
¶Ç µµ½ÃÇü ÇÑ¿ÁÀº ´ç½Ã Â÷°¡ÀÇ ¼ö¿ä°¡ ¸¹¾Ò´Ù´Â Á¡¿¡¼­ ÀÌ·¯ÇÑ »çȸÀû ¿ä±¸¸¦ ¼ö¿ëÇÏ¿© ¹®°£Ã¤°¡ Â÷°¡·Î ÀÌ¿ëÇϱ⠿ëÀÌÇÑ ¹æÇâÀ¸·Î Æò¸éÀÌ ¹ßÀüÇß´Ù. ÀÌ·¯ÇÑ ¿¹·Î ñéÚ¦Àº ¹®°£°ú ¾È¸¶´çÀÇ °ø°£À» ±¸ºÐ Áþ´Â ¿ªÇÒÀ» ÇÏ¿© ¹®°£Ã¤ÀÇ Â÷°¡·ÎÀÇ À̿뼺À» Áõ´ë½ÃÄ×´Ù. ¶Ç ¹®°£Ã¤¿¡¼­ ´ë¹®ÀÇ À§Ä¡°¡ ¹®°£Ã¤¿Í º»Ã¤°¡ ¿¬°áµÇ´Â ÊàÀ¸·ÎºÎÅÍ Ã¹ ¹øÂ°Êà¿¡ ÀÖ´Â °æ¿ì°¡ µÎ ¹øÂ° Êà¿¡ ÀÖ´Â °æ¿ìº¸´Ù ¾È¸¶´ç°ú ¹®°£ÀÇ °ø°£Àû À§°è¸¦ ¼³Á¤Çϱ⠿ëÀÌÇÏ¿© Â÷°¡·Î ¼±È£µÇ¾ú´Ù.
ÀÌ ¿¬±¸´Â µµ½ÃÇü ÇÑ¿ÁÀÌ ÁÖÅðø±Þ¾÷Àڵ鿡 ÀÇÇØ ¸Å¸Å¸¦ ¸ñÀûÀ¸·Î Áö¾îÁø ÁýÀ̶ó´Â Á¡¿¡ ÁÖ¸ñÇÏ¿© ±×°ÍÀÇ »çȸ․°æÁ¦Àû ¹è°æ°ú ±×·Î ÀÎÇØ ³ªÅ¸³­ »óǰÀû ¼º°ÝÀ» Æò¸éºÐ¼®À» ÅëÇØ °íÂûÇÏ¿´´Ù. ÀÚ·áÀÇ ºÎÁ·À¸·Î Æò¸éÀ¸·Î¸¸ ±× Ư¡À» ºÐ¼®Çß´Ù´Â Á¡°ú Æò¸éÀÇ ºÐ¼®³»¿ë°ú °ü·ÃÇÏ¿© Á÷Á¢ÀûÀÎ °æÁ¦Àû °¡Ä¡¿¡ ´ëÇØ ±¸Ã¼ÀûÀ¸·Î ¹àÇô³»Áö ¸øÇÑ Á¡ÀÌ ÀÌ ¿¬±¸ÀÇ ÇѰè¶ó°í »ý°¢Çϰí ÃßÈÄ ¿¬±¸µÇ¾î¾ßÇÒ °úÁ¦¶ó°í »ý°¢ÇÑ´Ù.
¿ä¾à2 In 1930s, because of an increase in population, a housing shortage of Seoul had became intensified. This housing shortage brought growth of new houses on Seoul. In Seoul of 1930s, one of the most popular housing type was urban traditional housing. It was the first ready-made housing in korea and also notify the birth of housing type. To investigate its characteristics as a commercial product, this study paid attention to the socio-economic background of construction of urban traditional housing.
The main consumer of urban traditional housing as social background was the landowner who had migrated from rural communities and the owner of rental house. The landowner had migrated from rural communities to avoid heavy burden of various taxes. And because of a housing shortage of Seoul, according to an increase of rental house, the owner of rental house consume urban traditional housing to profit by using a vestibule as a rental house. As another consumer, the abstract propensity to consume of real estate company is more systematic and enormous than the owner of rental house.
And because the construction costs of urban traditional housing was relatively lower than that of other housing type, the urban traditional housing was adopted by the housing construction company.
This socio-economic background endow urban traditional housing with characteristics as a commercial product. The characteristics is identified in manipulation of the number of bay, use of standard timber, and promoting utility value of a vestibule as a rental house etc, the results from an analysis of plan of urban traditional housing are follows.
1. In 1930s, the unit of buying and selling of urban traditional housing was a bay. So the urban traditional housing builder use this fact to promote an economic value of urban traditional housing as a commercial product. It was dividing constant site area into the maximum number of bay as reducing the mean site area of a bay as to decrease of a site area. And This can be explained by increase of coverage ratio as to decrease of a site area and decrease of the mean building area of a bay as to decrease of a building area.
2. In 1930s, already the timber was produced as standard size. So, use of this standard timber in a construction field brought about shortening of construction period and efficiency of working, and the construction cost can be reduced. And utility value of standard timber as a individual space in urban traditional housing show the construction procedure of a individual space
3. In 1920¡­1930s, because of housing shortage, a rental house increase. And a vestibule of urban traditional housing was used by rental house. On urban traditional housing, characteristics to promote utility value of a vestibule as a rental ouse was the use of middle gate and manipulation of location of a main gate in the gate building of urban traditional housing. The existence and nonexistence of middle gate and the location of a main gate determines hierarchy of space between the main building and the gate section in urban traditional housing. So urban traditional housing appear a tendency to use middle gate and to locate the main gate in the first bay from folded section of ¤§-shape This study paid attention to the socio-economic background of construction of urban traditional housing and the characteristics of plan of urban traditional housing as a commercial product. Because of shortage of materials, this study analyzed only plan. I think this limit of this study, and continuous study is needed.
