This study aims to develop a plan to promote green remodeling of existing buildings, an essential step for achieving carbon neutrality. The current green remodeling project for single-family houses was analyzed, identifying issues such as low awareness among homeowners, high construction costs due to limited support or interest-only subsidies, and the need for a broader approach to green remodeling at the city or district level. As a pilot initiative, areas with a high concentration of old single-family houses, particularly those over 20 years old and located in neglected urban maintenance zones, were selected for city-level green remodeling projects. Energy consumption and construction costs were assessed for target buildings undergoing green remodeling. In the pilot area, 33 single-family houses were categorized into five types based on characteristics like building size, layout, window placement, and area. The ECO2-OD program was used to evaluate energy performance. Changes in energy performance and construction costs were analyzed for each remodeling element. To simplify future pilot projects, steps such as energy performance measurement will be streamlined. Additionally, construction cost guidelines will be provided for items with significant energy performance improvements to address challenges in single-family green remodeling and encourage its wider adoption. |
