본 연구는 현재 고시원이 입지하고 있는 건축물의 용도 및 하위 기준을 통해 주거 유형을 정립하고 건축법상 적절성을 판단하며, 동시에 지역에 따른 유형 분포 특징을 파악하고자 한다. 이는 적법하지 않은 조건을 가진 고시원의 양성화를 돕기 위한 기초 자료로서 의미가 있다. 본 연구는 현재 고시원이 입지하고 있는 건축물의 용도 및 하위 기준을 통해 주거 유형을 정립하고 건축법상 적절성을 판단하며, 동시에 지역에 따른 유형 분포 특징을 파악하고자 한다. 본 연구의 공간적 범위는 서울시 내 25개구 중 구로구이며, 2023년 서울시 실태조사를 바탕으로 작성되었다. 2022년 11월부터 2023년 5월, 총 6개월 동안 서울시 내 25개 구 고시원에 대하여 현장방문, 전화 및 인터넷 조사 (토지이음, 건축물대장)를 진행하였으며, 이를 통해 수집한 고시원의 기본개요 및 특징을 ‘고시원 관리카드’로 정리하였다. 해당 관리카드에 기록된 건물의 주용도 및 세부 용도, 바닥 면적 합계 등의 기준에 근거하여 고시원의 주거형태 유형화 및 적절성 판단 연구를 진행하였다. |

Recently, the demand for monthly rent has increased due to its lower interest and deposit requirements compared to Jeonse. Among these
options, Gosiwons, especially those with minimal or no deposit, are becoming more popular. However, with the rising demand for Gosiwons,
there is a lack of accurate classification for their building use types. Gosiwons designated for other uses and operated accordingly may evade
proper crime prevention and safety management measures, potentially leading to various issues. This study aims to classify residential types in
Guro-gu, one of Seoul's 25 autonomous districts, and assess their compliance with the Building Act. Additionally, it analyzes the distribution
characteristics of Gosiwon types by dong in Guro-gu, providing valuable data for fostering Gosiwons that may require use changes. Future
research should focus on addressing inappropriate designations and illegal use changes of Gosiwons, leading to a clear management system
for vulnerable housing populations |
