In order to explore the necessity of enlarging private rental housing developments, this study analyzed the characteristics of the housing rental market structure in the surrounding areas where new private monthly rental apartments were supplied under the name of New Stay policy and Young Youth Rental Apartment policy. As a first step, theoretical model explaining the characteristics of the "Rental Market" structure were reviewed and the characteristics of the "Rental Market" structure were examined in the surrounding areas of the 7 new private monthly rental apartment development project sites in excuting regression analysis based on the model. As a result of regresssion analysis for each specific area, there is no consistent trend found. However, in the area of "New Stay" project site 2 which has a large number of house holds, it was measured that the proportion of monthly rent ("Weol-Se") vs. lump-sum deposit ("Jeon-Se") was larger as closer to the project site. In the area of New Stay project site 1, the coefficient value showed a positive(+) value. In the of New Stay project site 3, with a small number of households, the coefficient value showed rather a negative(-) value. In the area of Young Youth Rental Apartment project site 4 and 6, Although the coefficient value showed a positive(+) value but less relevant to the significant level than the "New Stay" project sites. |
