요약1	사회 변화와 기술 발달에 대응하여 변화하는 스마트하우징의 주거서비스에 대한 거주자 중심의 주거서비스 제공을 위한 합리적 방안을 모색해야 하는 시점에 있다. 이러한 배경에서 본 연구는 스마트하우징 거주자의 주거서비스 이용현황 및 만족도를 연령별로 살펴보았다. 이는 스마트하우징에서의 거주자의 생활패턴과 요구에 부합하는 주거서비스를 도출하여 이를 공급하는 주택시장에서 보편적 적용을 위한 방향을 설정하고자 한다. 이를 위하여 스마트하우징 기반으로 주거서비스를 제공하고 있는 2개의 공동주택 단지 거주자 306명 대상으로 설문조사를 실시하였다. 거주자의 생애주기별 이용현황 및 요구를 분석하고자 교차분석(crosstabs), 일원배치 분산분석(One-Way ANOVA)을 실시하였다. 거주자의 생활 패턴과 사용행태에 따른 사용자 중심의 기기 및 관련 서비스 제공이 필요하며, 스마트하우징 서비스의 사용성 개선과 사용에 대한 진입장벽의 완화 방안 마련에 대한 접근이 필요한 것으로 나타났다. 또한 기술 개발과 관련 서비스 이용에 부가되는 비용 대비 주거서비스의 효용을 동시에 고려해야 주거서비스의 안정적인 공급이 가능할 것으로 판단되어 향후 사용자 기반의 심화 조사가 필요할 것으로 생각된다.
요약2	In response to social changes and technological development, it is time to seek reasonable measures to provide resident-centered residential services in smart housing. This study examined the status and satisfaction of residential services use in smart housing residents. The study aims to establish a direction for universal application in the housing market by deriving residential services that meet the living patterns and needs of residents in smart housing. For this research, a survey was conducted on 306 residents of two apartment complexes that provide residential services based on smart housing. Cross-stabs and One-Way ANOVA were conducted to analyze the current status and needs of residents by life cycle. The study found that it is necessary to provide user-centered devices and related services according to residents’ lifestyle and usage behavior. Moreover, an approach to improving the usability of smart housing services and preparing measures to ease entry barriers to use are necessary. In addition, stable supply of residential services will be possible by considering the cost of technology development and the utility of related services at the same time, and therefore, an in-depth user-based investigation is needed in the future.
