이 연구는 주택가격이 변동됨에 따라 가계의 소비지출이 차이가 나고, 다양한 가구유형에 따라 소비지출의 차이가 발생함을 규명하고자 하였다. 주택가격 변동에 대하여서 주택가격 하락기와 상승기로 나누어 분석을 진행하였고, 이에 따른 소비지출과 이를 구성하는 소비지출세부항목에 대하여 차이가 무엇이 나는지 확인하였다. 이를 통해 주택소유여부, 주택거주형태, 주택형태 별 분명한 차이를 확인할 수 있었다. 하지만 많은 선행연구에서 언급되었던 ‘주택가격의 소비에 대한 자산효과’는 없었다. 또한 주택가격 하락기와 상승기에 대한 소비지출을 구성하는 소비지출 세부항목의 영향력이 큰 세부항목이 무엇인지 분석하였는데, 주택가격 변동과 상관없이 차량교통비, 교육비, 주거비 순으로 확인되었다. 마지막으로 같은 시기 가구특성이 소비지출에 미치는 영향에 대하여서는 주택가격변동과 상관없이 소득이 가장 영향이 큰 것으로 확인되었으며, 가구원수, 사용면적은 양(+)의 영향을 미친 반면, 가구주 연령은 음(-)의 영향을 미치는 것으로 확인되었다. |

The study sought to establish that changes in housing prices lead to differences in consumer spending in households and differences in consumption expenditure in accordance with various types of households. On housing price changes, the analysis was carried out by dividing the housing price into the fall and rise periods, and the resulting difference between consumption expenditure and the consumption expenditure tax item that comprises it was identified. Through this process, we were able to identify clear differences in housing ownership status, residence type, and housing type. However, as noted in many previous studies, the asset-effect on consumption of housing prices in a micro-approach was unconfirmed. In addition, the detailed items of consumption expenditure that make up consumption expenditure for declining and rising housing prices were analyzed in order of vehicle transportation, education and housing costs, regardless of the changes in housing prices. Finally, the effect of household characteristics on consumer spending at the same time was found to be the most influential regardless of the changes in housing prices. The household size and area of use of the household were found to have an influence on the positive(+), while the age of the household owner was found to have a negative(-). |
