이에 본 연구에서는 일본의 분양 공동주거단지를 대상으로 단지의 특성 및 커뮤니티 공간의 형성과 커뮤니티 활동에 대해 파악하고, 그 중 커뮤니티 활동이 활발히 이루어지고 있는 단지를 선정하여 커뮤니티 활동 내용을 조사 및 분석하여 커뮤니티 활동 유형별 공간특성을 도출하는 것을 목적으로 한다.
연구 방법으로는 첫째, 일본의 문헌 및 정책 자료를 통해 분양 공동주거단지의 개념 및 변화에 대해 알아보고, 일본의 부동산 및 공동주거단지 커뮤니티 관련 인터넷 자료 및 선행연구를 통해 최근 일본의 분양공동주거단지의 트렌드 및 특징을 파악한다. 둘째, 최근 5년간 분양공동주거단지에 대한 입주민 만족도 조사의 결과를 통해 단지 커뮤니티 관련 선호 브랜드를 중심으로 커뮤니티 공간의 기능 및 역할을 조사하여 커뮤니티 활동 유형을 분류한다. 셋째, 최근 분양공동주거단지에서 커뮤니티가 활발히 이루어지고 있는 단지를 선정하여(9군데) 커뮤니티 활동 유형을 조사한다. 넷째, 앞서 조사한 단지 중 한군데를 선정하여 커뮤니티 활동에 직접 참여하고, 활동내용을 분석하여 공간특성을 도출한다.
본 연구에서는 다음과 같은 연구결과를 얻을 수 있었다.
첫째, 일본 분양 공동주거단지의 커뮤니티 활동과 공간의 기능 및 역할을 중심으로 커뮤니티 공간 유형을 분류하였으며, 공간유형으로는 ‘주민교류 공간’, ‘체험 및 교육공간’, ‘휴양공간’, ‘건강증진 공간’ 그리고 ‘생활편의 공간’ 5가지로 분류할 수 있었다.
둘째, 커뮤니티 활동이 활발히 이루어지고 있는 분양공동주거단지 9개를 선정하여 유형 분류를 한 결과, ‘주민 교류공간’이 가장 많이 제공되었으며, 다음으로는 ‘체험 및 교육공간’, ‘휴양공간’과 ‘생활편의 공간’의 순으로 제공되었음을 알 수 있었다.
마지막으로 5개의 공간유형을 모두 포함하고 있는 'A‘단지를 직접 방문하여 조사한 결과, ‘주민교류 공간’은 로비 진입부와 홀, 복도를 활용하여 주민의 접근용이 및 참여가 쉽도록 데스크 및 전시공간을 마련하였고, ‘체험 및 교육공간’은 기존 설치된 커뮤니티 공간을 이벤트 장소로 활용하여 공간의 홍보 및 다목적 공간으로서의 활용가능성과 공간의 다변화 시도를 보여주었으며, ‘휴양공간’은 커뮤니티 동 진입부의 광장을 활용하여 야외 공간을 연계하여 미참여 주민들 및 이웃 주민들의 관심도 높이는 결과를 가져왔다. |

This study aims to extract spatial characteristics of different types of community activities by examining housing characteristics in Japanese apartment housing. For this study, first, the characteristics of Japanese apartment housing were studied, based on internet data and previous studies regarding Japanese real-estate data and apartment housing communities. Second, functions and roles of community spaces were investigated focusing on preferred complex community brands revealed in the studies on satisfaction of residents with apartment housing that have been conducted over the past five years, in order to classify the types of community activities. Third, the types of community activities in apartment housing that actively take part in community activities were investigated. Fourth, the researcher directly took part in community activities of one of the housing investigated earlier, and activities were analyzed to extract spatial characteristics. The results, first, the five types of community spaces sorted focusing on functions and roles of community activities and spaces were ‘space for exchanges among residents’, ‘experience and education space’, ‘recreation space’, ‘health improvement space’ and ‘life convenience space’. Second, it classified the types of community spaces in nine apartment housing doing active community activities. The results were provided the most ‘space for exchanges among residents’. |
