요약1	본 연구는 공적자금이 투입된 민간임대주택사업자와의 인터뷰를 통해 예비인증계획과 실제 운영현황을 비교분석하고, 조사결과를 토대로 거주자의 주거서비스 평가를 분석하고자 하였으며, 단지 특성에 맞는 서비스 항목을 도출하고, 지속가능성을 담보로서 주거 서비스의 운영 방향을 도출하는 것을 연구의 목적으로 하였다. 분석 결과 단지 특성 및 주거서비스 운영방식에 따라 예비인증제도와 달리 운영실태에 차이가 있는 것으로 나타났으며, 단지 특성에 맞는 주거서비스를 제공하여 주민들의 주거환경 개선을 도모해야 한다고 판단했다. 이용 도및 만족도, 그리고 서비스 운영 관련 주체들 간에 원활한 소통 시스템을 구축함으로써 지속적인 서비스 운영과 활성화를 달성해야 하며, 의무항목보다는 주거서비스 이용자의 요구에 부응할 수 있도록 서비스 제공을 개선함으로써 서비스 계획 및 운영의 자율성을 확보하는 한편, 인증제도 평가에 대한 전반적인 검토를 실시하여, 주거 서비스가 지속적으로 운용될 수 있도록 할 필요가 있다.
요약2	This study was intended to compare and analyze the preliminary certification plan and actual operation status through interviews with public-funded private rental housing service provider, and to analyze residents’ assessment of residential services based on the survey results. This is used for research purposes to derive service items that are relevant to the characteristics of the complex and to derive direction of operation of residential services with sustainability as security. The analysis results showed differences in the operational status, unlike the preliminary certification plan, depending on the characteristics of the complex and the method of operation of the state-run service, and it was determined that the housing service that meets the characteristics of the complex should be provided to improve the residents’ use and satisfaction, and that the continuous service operation and activation should be achieved by establishing a smooth communication system among the service operation concerned entities. In addition, it is necessary to ensure autonomy in service planning and operation by improving the provision of services to meet the needs of residential service users rather than obligatory items, and to conduct an overall review of the certification system assessment so that residential services can be operated on a local basis.
