최근 민간과 공공을 중심으로 확산되고 있는 공동체주택이 주거문화의 다양성을 제공하고, 대안 주거로 자리매김하기 위해서는 공동체주택의 지속가능성에 대한 논의가 필요하다.본 연구의 목적은 새로운 주거문화의 가능성을 보여 주고 있는 공동체주택이 지속성을 가지고 확산·정착될 수 있도록 공동체주택의 지속가능성 평가도구를 개발하는 것이다. 연구방법은 앞선 연구를 통해 도출된 예비평가항목을 바탕으로 3차례 델파이조사를 실시하였다. 조사내용은 예비평가항목 분류의 적절성, 평가항목 및 영역의 중요도, 추가, 삭제, 통합, 분리에 관한 전문가 의견 수집 등이다. 3차 조사에서는 실제 활용가능한 평가문항의 타당도 조사를 추가로 진행하였으며, 내용타당도와 신뢰도분석을 통해 평가도구의 타당도와 신뢰도를 높였다. 개발된 평가도구는 최종 3개 분야, 10개 평가영역, 35개 평가항목으로 구성되었다. 분야는 사회적, 경제적, 물리환경적 지속가능성의 3개 분야로 도출되었다. 사회적 지속가능성 분야는 커뮤니티 공간, 커뮤니티 활동, 커뮤니티 운영, 공동체 의식 영역으로 구성되며, 경제적 지속가능성 분야는 적정 주거비와 공유 경제 영역으로 도출되었다. 마지막으로 물리환경적 지속가능성 분야는 입지 및 교통, 공간 계획, 공간 쾌적성, 유지 및 관리 영역으로 구성되었다. 최종 도출된 평가도구는 사회적 지속가능성 분야에 가장 무게를 두고 있으며, 물리·환경적 분야에서는 환경적 측면보다는 물리적 공간 측면의 항목들이 많이 도출되었다. 이처럼 기존의 지속가능성 평가항목 및 체계를 넘어서 공동체주택 관점에서의 차별화된 시각으로 평가도구를 접근하였다. 또한 공동체주택이 갖는 특성으로 인해 지속가능성을 접근하는 관점에서 다양한 논의점을 도출하였다. 지속가능성은 내포하고 있는 의미가 매우 광범위하고 다양하기 때문에 평가대상의 영역 및 범위 등에 따라 특성에 맞게 접근해야 할 것이다. 본 연구는 시의성있는 주제인 공동체주택을 사회적, 경제적, 물리·환경적 측면으로 종합적 진단이 가능하기 때문에 정책적 측면에서도 의미 있는 기초자료로 제공될 수 있으리라 기대된다. |

The purpose of this study was to develop a sustainability assessment tool for community housing, which shows the potential of a new dwelling culture, so that it can be established with persistence. For the research method, Delphi survey was conducted three times based on preliminary assessment items derived from previous studies. The developed assessment tool consists of the final three fields, 10 areas and 35 items. The fields are derived from three fields: social, economic and physical & environmental sustainability. The social sustainability field consisted of community space, community activities, community operations and sense of community areas, while the economic sustainability field consisted of appropriate housing expenses and sharing economy areas. Finally, the physical & environmental sustainability field consisted of areas of location and transportation, spatial planning, spatial comfort, maintenance and management. Final assessment tools put the most weight on the social sustainability field, and in the physical & environmental sectors, many items were derived from the physical space side rather than the environmental side. As such, the assessment tools were approached from a differentiated perspective that reflected the characteristics of the community housing, beyond the existing items and systems for assessing sustainability. |
