With manhattanization of cities due to the increase in the number of apartment houses, legal disputes for prospect right have increased continuously. However, many cases have followed judicial precedents as legal regulations on the infringement of prospect right are not clearly defined. In addition, legal disputes could be worse as the people who are directly involved interpret the precedents in their own advantage and interests. To solve the problem, it is necessary to recognize the prospect right and its present condition from the actual residents' point of view. Also, the formulation of the preliminary data is also required in order to establish the value of prospect right considering the degree of its recognition.. Accordingly, this study, as a basic research, aimed to analyze the value of prospect right through a survey targeting apartment houses located in Busan Metropolitan City with prospect right for analysis of the value of prospect right. Concretely, this study analyzed the value of prospect right quantitatively by carrying out a survey targeting sea, river, mountain and symbolic objects in 8 places in Busan for the purpose of analyzing the value of prospect right. When thinking the results collectively, both actual residents and experts recognize prospect right as an important element in forming housing price, but the ratio of prospect right on housing price that experts think is 6.3% higher than that of actual residents. |
