본 연구는 한국셉테드학회로부터 2010년 9월 설계단계에서 부여하는 범죄예방환경설계 디자인 인증을 시작으로 2013년 6월 준공이후에는 국내 최초로 범죄예방환경설계 시설인증까지 획득한 인천 소재의 아파트 단지에 거주하고 있는 거주자들을 대상으로 설문조사를 통하여 범죄예방환경설계제도에 대한 인식과 범죄안전에 대한 거주자의 만족도를 분석하였다. 또한 실태조사를 통해 물리적인 현황을 분석하고, 어떻게 유지 및 관리가 되고 있는지 조사하였다. 조사 결과는 다음과 같다. 첫째, 물리적 현황의 경우 전반적으로 인증기준에 맞추어 CPTED요소들이 단지전체에 잘 어우러져 있었으나, 유지 및 관리측면에서는 더욱 노력해야 할 것이다. 둘째, 범죄안전에 대한 거주자의 만족도의 경우 문항 전체에서 50%가 넘는 거주자가 만족한다는 응답을 보였다. 또한 이전 거주형태가 다세대, 다가구, 연립, 빌라인 경우 그 만족도가 단독주택이나 아파트에 비해 상대적으로 높게 분석되었다. 셋째, 물리적 환경에 대한 범죄안전에 대한 만족도 분석 결과 단지내 시설, 주차장, 단위세대, 단지내 경계부의 경우는 평균 이상의 만족도를 보여주었으나, 주동의 경우는 다른 영역에 비하여 상대적으로 낮은 점수를 나타내었다. 넷째, 범죄예방환경설계 인증제도에 대한 주민들의 인식의 경우 대다수의 응답자들이 인증제도에 대해 긍정적으로 생각하고 필요로 하고 있었으나, 이로 인한 관리비 증가에 대해서는 민감하게 반응하는 그룹이 있었다. |

In this study, recognition for CPTED system and satisfaction of the residents for crime safety were analyzed through a questionnaire by targeting residents residing in apartment complex located at Incheon that obtained CPTED facility certification for the first time in our country since its work completion on June, 2013, starting from CPTED design certification that was certified by Korea CPTED Society from the stage of design on September, 2013. In addition, through survey of reality, its physical status was analyzed and how such complex was maintained was investigated. Major result of this study is as follows. First, in case of physical status, CPTED elements were generally well arranged across the complex by complying with certification standard but its maintenance requires more efforts. Second, in case of satisfaction of the residents for crime safety, more than 50% of the residents replied that they were satisfied with crime safety. In addition, in case that former resident pattern was multiplex housing, multiple-household, row house and villa, its satisfaction was analyzed to be relatively high than that of single family house or apartment. Third, as a result of analyzing satisfaction for crime safety under the physical environment, satisfaction of more than average was represented in complex facility, parking area, unit household, complex boundary but main unit showed relatively low score compared with other areas. Fourth, in case of recognition of the residents for CPTED certification system, most of the respondents regarded such system positively and needed such system but some group showed sensitive response to increase of maintenance cost due to introduction of such system. |
