¿ä¾à2 Many people have perceived for a long time that good urban design has a positive influence on real estate value like a land price but there are very few studies to identify the economic influence. This study focuses on a numerical research with regard to effect of urban design quality and physical features on land price. This study analyzes the economic effect of well-formed urban design areas such as active and people-friendly urban places with quantification of urban design through objective indexes on real land price. With special emphasis of commercial areas in Austin Texas, the relationship of these variables are analyzed through a hedonic price model after evaluating urban design quality and categorizing urban physical features affected on land price. As result of the model, urban design quality has a great and positive effect on land price in commercial areas. This means that urban design quality is one of the most important factors to form land price.
