This study aims to analyse the situation of apartment management system and suggest improvement strategies. In Korea, rapid industrialization and economic growth had caused population concentration into urban area, which led to a housing shortage. In order to cope with this problem, government established and promoted housing supply policy like two million housing units plan in 1990's. Though mass supply of apartments could lessen the housing shortage problem, but this proliferation of apartments resulted in management problems. Considering these, this study tried to find several solutions and suggest policy directions for the effective apartment management. As research method, questionnaire survey was conducted in case study city, Jinju City, from Oct. 12th to Nov. 10th, 2009. In order to compare the opinions, the questionnaire was distributed separatedly to apartment managers and residents. According to analysis, apartment management system is not systemized yet and there are still frequent conflicts between apartment managers and residents. Thus many cases in questionnaire pointed out that management system must be flexible to meet the challenges ahead. However, the most important thing is to have good dialogue among residents, management and relevant authorities from local government. Moreover the establishment and amendment of Housing Law and introducing a mediation committee, education and fostering specialized personnels in college program were also suggested. |
