건설 프로젝트의 초기 단계인 계획 및 설계 단계에서 산정된 공사비는 발주자의 의사 결정에 있어 많은 영향을 미치며, 이 시기에 발생한 공사비 산정의 착오는 프로젝트 가치에 큰 손실을 미친다. 그러나 초기 단계에서는 한정된 정보를 바탕으로 공사비 예측이 이루어지기 때문에 정확한 공사비 산정에 많은 어려움이 따른다. 이에 본 연구는 비용 산정방식과 그중 특히 사례기반추론(Case Based Reasoning; CBR)에 대해 알아보고 이를 바탕으로 한 현재의 공사비 산정방식의 정확도 향상의 한계점을 도출하였다. 국내 공공아파트 건축비 데이터 분석을 통해 마감공사 시나리오(Scenario) 도입을 대안으로 제시하였고, 그 작성과 적용에 방안에 대해 연구하였다. 또한 이를 통해 프로젝트의 초기 단계의 공사비 산정 시 적합한 마감공사 시나리오 반영의 기대효과를 예측해보았다. |

In the early stage of a construction project, cost estimates are very important to their decision-making. The error occurred when estimating the cost of construction project involves large losses in total value. In the early stages of construction, however, the cost estimation is based on limited information, since the accurate cost estimates have a lot of trouble followed. Therefore, this study investgates on the former cost estimating method, especially on case-based reasoning. Based on the research, the limits of the current method to improve accuracy can be derived. Through the analysis of domestic apartments cost data, the study proposes the scenario-based method for estimating building finishing cost in early stage of construction project and predicts its reflected effects. |
