Incentives for offering public factors should be endowed as much as to be donated in the linkage of Urban Planning Act. However, in present we are operating incentive system to donate only land in the project site according to donating quantity(size of land) without concerning public interests. Therefore we need to search for objective methods that lead to judge dimensions of public interests.The main purpose of this study is to propose the clues of the rational incentive system to advance pubic interests of the project site through land donation. The most important factors of land donation are to offer road and park in its project site, and to analyze land interests of them, AHP(Analytic Hierarchy Process) one of the analytical methods on decision making process is utilized and to apply to AHP method, 55 professionals take part in the target of questionnaire.The purpose of utilizing AHP method are to find indicators which can estimate public interests and to review realization of these indicators through simulation as possible. |
