본 연구는 지구단위계획에서 공공시설부지에 국한된 현행 기부채납의 문제점을 개선하고자 공공·문화시설 제공방식을 모색해 보았다. 민간이 제공할 수 있는 공공시설의 종류를 제시하고, 공공시설 제공에 따른 인센티브 산식을 제안하고, 모의실험(simulation)을 통해 인센티브 산식을 검증함으로써 지구단위계획의 실질적인 지침 개선을 시도했다. |

The purpose of this study is to propose improved incentive system for expanding public facilities for neighborhoods - affordable housing, cultural and day-care facilities, etc. In cases of Yong-san District Unit Plans, land dedication is not so effective in expanding public facilities for neighborhoods, and land dedication has been operated rigidly and unequally between land owners. To expand public facilities for neighborhoods and improve unequality and rigidity, it suggests a new incentive formula for offering public facilities by floor areas not only by land dedication, including kinds of public facilities which can be offered by floor areas. |
