본 연구는 일반주거지역 세분화에 따라 사례대상지를 선정하여 자치구간을 상호비교하여 연면적이 어느 정도 차이가 있는지를 분석하여 보고 세분화에 따른 용적률의 변화로 인하여 가로구역별 최고높이가 지정되어 있지 않은 이면도로에서의 건축물 높이와의 용적률과의 관계를 비교 분석하여 향후 도시관리계획의 변경시 일반주거지역 세분화의 기준을 수정·보완하는데 그 자료를 제시함에 그 목적이 있다. |

The study is to provide the guidelines for the classification of residential zoning System in Seoul which reflect district characteristics. For this purpose, we first identify the problems the residential areas of Seoul are facing, and set up the policy goals and guidelines for refinding the zoning system for residential areas.
Also, this study reviewed density control in the classification of residential zoning system, based on the guidelines of density, which included height, ratio of total floor to ground area, and land distribution. And this study aims to provide efficicient analysis by using current oblique limitation provisions. As a result, since overall existing subdivision manual of general residential area has not incorporated regional characteristics, it is concluded that district unit plan, which can pursue efficient land use, comfortable residential environment, and identify local problems and opportunities of development in case of upward readjustment, needed to be designated to enforce on the basis of type of use. |
