This research is focused on finding and analyzing the physical factors that affect the development of markets in the Busan region and their surrounding commercial zones. More specifically, it surveys to find the factors that induce the formation of these commercial facilities, and it also considers their interrelationship with the urban factors such as transportation systems. For our analysis on markets and their surrounding commercial zones, chain stores and large discount stores can be factors in the impoverishment of ordinary markets. However, the level of market activity is impacted by other factors as well. Such factors include the nature of the region where the market and commercial zone are situated; the width and pattern of the roads that come in contact with the market; the relationship with surrounding residential areas; and the level of transportation access and facilities, among other facilities. To prevent future market failures, it is imperative to approach market development in conjunction with city planners. The unplanned creation of commercial zones, without assessing the impact of factors that will lead to the commercial success of markets, has to stop. |
