호텔기업측면에서는 소비자의 이런 선택과정을 이해하여 호텔의 입지 및 건축구조를 선택하여야 할 것이다. 본 연구는 앞에서 제기된 문제의식을 바탕으로 하여 다음과 같은 연구에 목적을 두고자 한다.
첫째, 호텔 수입 및 가격구조는 어떠한 속성들로 이루어져 있으며 소비자들의 구매행동 특성과 어떠한 밀접한 관련이 있는지를 살펴보고자 한다.
둘째, 호텔의 수입은 소비자의 호텔선택 행동에 의해 직접, 간접, 긍정, 부정 등 어느 형태로든 영향을 받는다고 생각하고, 호텔의 수입구조는 소비자 목적과 어떠한 관련성을 가지는지 분석하고자 한다.
셋째, 호텔의 속성이 호텔을 선택하는 수단으로서 이용될 수 있는지의 여부를 검토하여 그러한 속성이 구체적으로 어떠한 관계가 있는지 종합적으로 분석해 봄으로써, 호텔의 구조 및 입지가 소비자의 호텔선택 및 호텔의 수입에 미치는 영향을 확인해 보고자 한다. |

There exist various criterions for consumers in choosing hotel. Then With what criterion hotel room charge is determined by supplier and what factors attribute to maximize the revenue? This article shows an influence that location and architectural structure of hotel have on hotel revenue. Regression is used for analysis applying to Hedonic Price Model. Result show that location and architectural structure of hotel have an effect on the average daily room rate, occupied rooms, income of room charge and total revenue. Average daily room rate is proportional to level of hotel, size per room, charge per room unit square, and degree of a chainnig but is inversly proportional to a distance from Central Business District(CBD) and Trade Center(COEX) and a size of meeting room. Revenue from room charge is proportional to charge per room unit square, a size of meeting room, degree of a chainnig and a degree of accumulation but is inversly proportional todistance from CBD and COEX. Total income of hotel depends on the characteristic of hotel. As a business hotel is closer to airport, CBD, and COEX and satisfy a certain service level, it has an adventage in deciding average daily room rate. However the further it is situated from airport, CBD, and COEX, the more advantageous resort hotel is. But the effect of average daily room rate on the total revenue of hotel is not meaningful. It is therefore essential to determin location and architectural structure of hotel suitable for use in keeping a hotel |
