The purpose of this study is to identify housing needs and to suggest a housing needs model. Housing needs can be classified with common needs, class-based needs, and individual needs. Common housing needs are shared by all residential households. They are realized mainly by 'living room as a public space,' 'master-bedroom for a couple,' 'space for household affairs,' and 'storage in utility area.' Class-based housing needs are identified by dwelling size such as the A(50 to 60§³), the B(75 to 85§³) and the D(112 to 135§³) sized apartments which are main streams in the apartment supply market. They are differed by the number of bedrooms required, the differentiation of room function, and additional space organization. The A sized apartments want two or three bedrooms, and the B and the D, three or four bedrooms. The A sized apartments demand a dining area and facilities to be added for preparing and cooking food in utility area, B, a space for domestic affairs, and D, study or hobby room. The B and the D sized apartments also have need for increasing size of an children's room. Individual housing needs are classified based on housing lifestyle. They are divided into 10 types of housing life: The A sized apartments are represented by 3 types, the B, 4 types and the D, 3 types. In conclusion, this study specifies the methodology to develope diverse unit plans of apartment through a housing needs model. |
