본 연구는 보행자의 시선이 고려되지 않은 채 절대높이로 운용되는 현 남산 주변 높이 관리제도의 문제점을 분석하여 보행자 시점에서의 상대높이를 고려하여 경관을 관리하는 View-cone?? 제도의 도입 방안을 제시하는 것이 목적이다.??이를 위해 동적 조망 중심의 시뮬레이션을 통해 용산구의남산 고도지구를 원경-중경-근경으로 나누어 가시율을 도출하여 집중관리가 필요한 우수경관을도출하였고,?? View-cone?? 관리 지도를 작성하였다.?? 용산구는 최근 대규모 재개발이 활발하여 이에대한 검토가 시급하여 연구 대상으로 선정하였으며,?? 남산의 원거리 영향권까지 포함하였다.?? 연구결과 남산 근거리 지역에 대해 View-cone을 활용하여 경관을 훼손하지 않는 합리적인 최대 건축물 높이를 산출하였고 현 높이 제도 범주의 세분화 및 재검토 필요성을 시사하였다.?? 향후 남산 주변 지역의 정비과정에서 더 합리적인 기준으로 조화로운 경관을 형성할 수 있기를 기대한다. |

The goal of this study is to improve the current height management system around Namsan, which has been focused on short distances without proper consideration of the pedestrian perspectives. By introducing the View-cone method, which prioritizes management of key landscapes, the study aims to offer a more balanced approach in the height management system. Through the dynamic visibility simulation based on different view analysis of the Namsan altitude district in Youngsan-gu according to distance, the View-cone management map is proposed. Because of increasing number of recent redevelopment project, Yongsan-gu was chosen as the study site.The results of the simulation analysis can be summarized as follows: By calculating the maximum building heights within the altitude district close to Namsan, the study suggests that the current uniform height regulation system should be revised. The View-Cone methods is useful in establishing the urban design guideline for old area around Namsan in managing harmonious landscape withbased on more reasonable criteria. |
