In modern society, the distribution environment, such as changes in production structure and consumption patterns, is becoming more diverse and changing rapidly. Off-line stores are expected to further develop into important experiences and concepts of community space. Therefore, this study selected step-by-step evaluation items from the development to the operation of complex commercial facilities and analyzed the impact of each item¡¯s influencing factors and tenant planning characteristics through expert surveys. The results are as follows. First, facility factors were highly evaluated in the activation evaluation, but factors by tenant and operation had the greatest impact. Second, parking lot convenience and design differentiation were found to be important influencing factors in facility factors. Third, preference, diversity, and use harmony had a greater impact than area in tenant-specific factors, and anchor tenant preference is a very important influence factor. Fourth, it is necessary to specialize in life-friendly industries according to their size so that they become essential facilities for daily life. |
