Although public housing has been introduced as an alternative to solve the housing problem, it is difficult to supply enough due to the high land price in the urban area. However, if public parking sites that are used only in a flat area are combined with public housing, it will be possible to overcome the difficulty of providing public housing and to use urban land efficiently. Therefore, this study attempts to find a way to develop public parking lots into residential complexes according to the site conditions in order to supply public housing within the urban area. Examining related regulations and cases, we analyze 109 drawings of public parking lots in Seoul to identify parking lots suitable for public housing according to their characteristics. Through the three representative examples of these classified sites, we propose design guidelines for mixed-use development of public housing suitable for site characteristics. This study is valuable as a practical study contributing to the efficient land use in urban area and the activation of public housing supply by suggesting a method of mixed-use development of public housing with public parking lot which is inefficiently used. |
