본 연구는 아파트단지 내 커뮤니티시설과 지역 커뮤니티의 관계에 대한 실태를 파악하고, 그 설치 특성과 문제점을 분석하여 향후 아파트단지의 커뮤니티시설이 지역 커뮤니티 활성화에 기여할 수 있도록 하는 개선방안 마련을 위한 기초연구를 제공하고자 한다. 이를 위해 아파트단지 밀집지역인 서울시 역삼2동을 중심으로 커뮤니티시설 설치 현황과 특성을 지역커뮤니티 차원에서 분석하였다. 연구결과 12개 단지에 설치된 커뮤니티시설은 허가당시 ?주택건설기준등에관한규정?에서 규정한 단지 규모별 설치기준 및 최소 면적기준에 따라 계획되어 동일한 시설의 최소면적기준을 제공하는데 급급한 실정이다. 또한, 의무설치시설 이외에 설치된 주민공동시설은 활용도가 떨어져 단지내부에서도 커뮤니티 활동에 도움이 되지 않고 있다. 그러나, 무엇보다 폐쇄적인 단지구성으로 주변지역과 단절되어 있는 각각의 아파트단지 내에서 조성되는 커뮤니티시설들은 주변지역에서 접근이 어렵게 되어 있을 뿐만 아니라, 가로에 면해 있는 시설도 배치나 디자인에 있어 지역커뮤니티와 연계되지 못하고 있어 지역커뮤니티 활성화에 기여하지 못하고 있는 것으로 분석되었다. |

This paper aims to examine the characteristics and limitations of community facilities provided in apartment housing complexes and to draw some lessons to improve the current system. To do so, it analyzed 12 apartment housing complexes in a block located in Yeoksam 2-dong in Seoul. The major findings of this study are as follows. First, most of the facilities were built only to meet the minimum requirements under law and some of various facilities, such as library and community room, are not being used. Second, the facilities located in each complex are closed to the surrounding communities and even to streets and public spaces. Third, and most important, even some facilities that are located along a street or public space are not designed to connect to the street, so that members of the surrounding communities cannot physically access to them. In sum, most of the community facilities do not work for the local communities. As a conclusion, it suggests some schemes to improve the law and system to reflect the characters of a local community and provide the proper design guidelines. |
