본 연구는 도시건축규제가 일반주거지역 내 건축유형 형성과 변형, 가로환경 변화에 미친 영향을 이해하고 향후 도시건축규제 개선 방향 설정을 위한 논거를 마련하는 것을 목적으로 한다. 이를 위해 유형형태학적 접근을 통해 일반주거지역 내 중?소규모 주거 및 근린생활시설의 주요 건축유형을 도출하고 분포 양상을 파악하여 가로유형을 구분한 후 도시건축규제 적용 현황을 분석하였으며, 다음과 같은 결론을 도출하였다. 첫째, 도시건축규제는 주요 건축유형의 형성과 변화에 영향을 미쳤으며, 일반주거지역 내에서는 필지와 가로 특성에 따라 특정 용도의 건축유형이 밀집하여 분포하면서 '형태지역'이 형성된다. 둘째, 도시건축규제는 건축유형의 배치와 매스, 저층부 구성에 영향을 미쳐서 가로환경을 변화시키는 요인이 되며, 가로 단위에서 현실적 공간 이용 수요에 대응하기 위한 건축유형의 변형이 일관된 방향으로 나타난다. 일반주거지역 내에서 특정 건축유형이 주로 분포하는, 가로 단위의 '형태지역'이 형성되고 이 공간 단위에서 도시건축규제 적용상 문제들이 유사하게 나타난다는 사실로 미루어 볼 때, '형태지역'은 기성시가지의 효율적 관리를 위한 도시건축규제 '구역(zones)'을 설정하는 데에 중요한 단서를 제공한다. |

This study aims at understanding how the planning and building regulations influenced building type and street environment within the residential zone, and to establish logical guidelines for their future improvement. Formation and transformation of the various building types are examined through the typo-morphological analyses, and the implications of the study are summarized as follows; First, the regulations have affected the formation and transformation of building types, and the particular building types dominate according to the characteristics of a plot and street pattern, thus formulating the 'morphological regions'. Second, placement and mass of the buildings, particularly at the street level, are adjusted to meet the new demand prompted by regulations, which resulted in the transformation of the street environments. Problems resulting from discordance between the general rules and the site-specific conditions show varied tendencies according to the 'morphological regions(streets)'. The 'morphological regions(streets)' in turn would serve as the basis for prescribing the planning and building regulations zones for the efficient management of the existing urban environment. |
