This paper empirically explores the changes and the spatial distribution patterns of social classes and the polarization of the old city and the new city after new town developments in Seong-Nam City. It first reviews income, concluding that the income gap between Bun-Dang or Pan-Gyo new town and old Seong-Nam city is steadily getting wider. As a result, it shows these new cities and the old city had a clear spatial differentiation as time went on. Second, it examine tenure types and shows that the proportion of homeowners in the existing city is drastically decreasing while the proportion of lease is significantly increasing since the old city was built. It implies that, in the short term, the new city developments caused a fact that housing prices are falling while rents are steadily increasing. Third, it analyzes the change of social classes, which found that the income of the old city has been going down since Bun-Dang was developed, although it had steadily increased before the development. In addition, Bun-Dang, consisted of high-income classes since 1991. However, after the Pan-Gyo development in 2009, more high-income classes are distributed not in Bun-Dang but in Pan-Gyo. Finally, it found that the polarization between the new cities and the old city have been steadily deepening since the new cities were developed. |
