This study examines the type and characteristic of anchor tenant at shopping centers using case study both in Korea and foreign countries. We categorize anchor tenants into 7 types based on 45 foreign cases and analyze characteristics of them. And we applies these types into Korean cases and examine characteristic and differences of anchor tenant between Korean cases and foreign cases. This study finds that, in foreign cases, the rate of occupancy area is different from each type of anchor tenants, and characteristics of anchor tenant are also different for each type of shopping centers. Furthermore, types and characteristics of anchor tenant in Korean and foreign cases are different due to their unique characteristic such as distribution structure, geographical disposition and others. |
