This study aims to analyze the impact of building height restrictions on the variation of building height and building density. In addition, it aims to suggest directions to improve urban landscape management through verifying the adequacy of the current height regulatory level. For this purpose, focused on the periods of main regulatory changes, this research was conducted to find out the relationship between building height and building density through correlation analysis and partial correlation analysis for each landscape district. In addition, multiple regression analysis was performed to evaluate the effects of building density and height deregulation on building height. The research findings suggest that there is a close relationship between building height and development density of building. Especially, it showed a generally strong positive correlation between floor area ratio and building height, and a relatively weak negative correlation between building coverage ratio and building height. However, little evidence indicates that there has been a distinct tendency of rapid increase in building height or building density in the central aesthetic area and 2nd natural landscape district where height restriction and floor area ratio were partially loosened up. Therefore, this study proposes that it should be banned on merging land parcels over a certain size. This research also concludes that it is needed to apply for more diverse landscape management techniques such as subdividing floor area ratio and building coverage ratio into several categories in the landscape districts as well as detailed urban design guidelines to be in harmony with the surrounding environments. |
