The objective of this study is to derive the planning elements for the elderly in remodeling the permanent rental apartment, from the requirements of the elderly at Bora Apartment site 1 in Daejeon. Through the study, some of the preferences and needs of the elderly are newly defined; The elderly don¡¯t like the group home type dwelling. They have a preference for the single corridor type apartment building, and they need emotional spaces in the apartment unit. The consequences of the study are summarized in terms of spatial organization, dimension of rooms, and material and equipment. The planning elements that should be considered in the spatial organization are the furniture system including bed and chair, the built-in storage, the integration of rooms such as the main bedroom and kitchen, the reorganization of the single corridor of building as a social space, and making emotional space at the balcony. The dimensions permitting the use of a wheelchair are suggested for the main bedroom; the minimal width of 3,750§®, for the entrance and corridor; the minimal width of 1,500§®respectively, and for the cupboard; the maximal height of 1,350§®. And the considerations for the floor material, the electricity, water supply and lighting equipments are derived from the requirements of the elderly.
