The purpose of this research is to analyze the price influences of the Public HousingComplex (PHC) on their neighboring apartments. Providing of the PHC would change theparadigm of the national housing culture. Currently, According to national survey in Oct.2005, Public Housing Complex are treated as one of the socially undesirable facilities. A lotof landowners think these facilities would impair their real estate value. Although new trendsfor apartment prices are influenced by market and regulations rather than circumstances, PHCgives better environment to the residents than development by mid & small constructors.SPSS 11.5 is used to calculate statistics with regards to the distance from Public Housingcomplex. The result shows that location of PHC has little impact on the prices of the nearbyapartments. The residents¡¯ worry for the prices of their apartments proved to be groundless.The Essence of modern residential welfare is to provide PHC to the people who need themgiving some public facilities for the residents in the surrounding area, PHC could be ¡®Pleasein my front yard¡¯ (Pimfy) facilities. |
