본 연구는 커뮤니티 개념을 고려한 아파트 계획기법에 관한 연구로써, 도시주거로서의 아파트를 계획함에 있어서 단지 자체적인 커뮤니티 및 단지와 주변지역과의 커뮤니티를 간과함으로서 지적되어 왔던 문제들을 완화하거나 극복하는 계획기법의 탐구에서 시작하였다. 연구의 목적은 커뮤니티 관련현황과 문제를 고찰하고 영역별로 커뮤니티를 고려한계획기법을 분석하고 그 가능성을 도출하여 적용함으로서, 아파트 계획의 구조적 문제와 한계점을 극복함으로서삶의 질을 향상시키고자 하는 데 있다. 연구의 대상은 최근 커뮤니티와 관련된 수상작 및 커뮤니티와 관련되어 각종문헌에 언급된 사례 2 0개를 대상으로 하였다. 그 계획기법의 특성을 경계, 단지, 주동 및 주호 영역별로 분석하였으며 다음과 같다.
첫째, 경계영역에서 보이는 계획기법으로는, 지역적 커뮤니티를 고려하여 주변지역의 관련기능과 연계시키고 인접지역과의 상호교류를 확대하며, 옹벽녹화 및 바위와 밀식 등으로 기능을 하면서도 친환경적인 계획으로 주변에 대해 위화감을 줄이고 있다. 또 기존의 공간구조와 커뮤니티를 재생하기 위해서 단지의 경계를 허물고 공원, 놀이터, 벤치 등의 인프라와 각종 시설의 공유를 허용하여 인접지역에 오히려 편의를 제공하는 사례들이 나타나기 시작하였다.
둘째, 단지영역에서는지역특성을 고려한 개념을 도출하거나 테마를 설정하여 단지의 정체성과 애착심을 부여하는 경향이 나타나고 있다. 또 주민의 생활동선과 각종관련시설들을연계하여 생활속에서 자연스럽고 다양한 커뮤니티 행위가 이루어질수 있도록 커뮤니티 공간 및 시설을계획하는추세이다. 특히 자연친화적이고범죄에대하여방어적인공간계획을 통해서 외부공간을 안전하고 쾌적하게 조성하려하고 있다. 특히 이러한 물리적 계획을 넘어서 이를 운영하는 부녀회, 노인정 등의 주민모임이 중심이 되도록 단지배치를 하며, 시설의 운영에 있어서도 바자회, 야시장, 음악회등의커뮤니티 프로그램을 염두에 두고광장과 중정, 입구계획 등이 이루어지고 있다.
셋째, 주동 및 주호영역의 계획에서 몇 가지 변화들이 있었다. 지하와 지층부를 이용한 커뮤니티 시설의 계획이 많이나타나며 필로티를 활용하여 순환동선과 산책코스를 확보하며 동시에 놀이터, 자전거보관소, 휴식공간 등으로 활용하는 사례가 많다. 이러한 커뮤니티에 대한 요구는 물리적인 곳에만 머무르지 않고 입주와 동시에 홈페이지 개설및 관리서비스까지 지원하는 사례도 점차 일반화되고 있다.
그럼에도 불구하고 여전히 많은 한계점들이 보이는데, 경계영역을 계획함에 있어서 여전히배타적인 성향이짙고 주변지역에 대하여위화감을 조성하며, 주변 사업과의 연계가 부족하다. 단지영역에서는 생활동선과의 프로그램적인 연계성이 적은 나열식의 공간배치가 많다. 또한 기존의 공간구조 및 문맥의 파괴가 여전하며 경사지에서는 단차로 인해 주변에 대해 폐쇄적 성향이 강하다. 주호 및 주동영역을 계획함에 있어서는 여전히 2분법적인 단절된 사고를 가지고 계획이 이루어져, 주호와 주동이 외부에 대해 매우 폐쇄적이며 그배치와 디자인도 여전히 획일적이며 외부와의 관계성이 없다. 이에 계속되는 연구로 해외의 선진사례 및 이론을 통해 커뮤니티를 고려한 보다 다양한 계획기법에 관한연구가 계속될 것이다. |

As the importance of community concept grew in recent years, this study’s main concern is the social problems that exist between communities within the apratment complex and those communities in surrounding areas. The first purpose of this study is to cope with the problems through possibility and limitation of space planning method. And the second purpose is to verify planning method by 3 territories(a boundary, a housing estate, a building and unit) and planning elements for application community concept in the planning. The subjects of study are 20 works which received prizes or had commendation in publications. And then I drew possibilities and limitations of planning methods. As ‘possibilities’ in territory of a housing estate, the planning elements are obtaining variety and pursuing a estate which is open up to local society and considers the local community. From the space planning method aspect, they should consider local community and make connections with resources of surroundings for conveniences of the residents. Also, through environment-friendly and aesthetic planning, they should reduce a feeling of physical disorder and raise the standard of local environment through public ownership of infrastructure. Outside the estate, they should consider community program like a music concert, bazaar, street market at a plaza and a garden. In the building and unit level, they should try to increase interaction between residents through meeting. And they should support variety interaction and community building through internet homepage. But, there are still many limitations. In the building and unit, residents want safety and do not want noise or too large a public space. Therefore, the territory is still closed and are not conducive to interchange each other. Accordingly, the studies of good examples and the inclusion of these elements in planning on the variety program from an early stage are required. |
