ÁÖÁ¦¾î ; Urban growth; Housing price; Education environment
¿ä¾à2 Cities grow and decline through continuous interactions between physical factors such as population, economy, industry, housing, and environment, and non-physical factors such as society, culture, community, politics and policy. For this reason, this study identifies physical and non-physical factors affecting urban growth, decline, and changes in its form, then focuses on the analysis of the impacts of housing market and the education environment on them. It especially examines how the educational environment, which reflects the sales price, rent and the importance of education, affects urban form and growth by region. Then implications for population management, policy making & applications and growth directions by region for future urban planning ,are provided.
